Step 1: Hiring A Good Architect

First of all, you will need to hire an architect to design the place, but if you have a small budget and a simple design in mind, you can directly hire a contractor. Some areas will require permission for gut renovation from the Department of Buildings and other officials. 

Moreover, searching for an architect should take around 14 days to two months, depending on how quickly you find the right person for the job. 

Step 2: Ideating And Designing

Next, the architect will take time to go around the apartment and design it well after understanding the structure and space. Then you can tell them about your specific needs before they create a plan. This should take around four to eight weeks, and many discussions happen during the process. 

Step 3: Finding The Right Contractor

If you plan to bid on the project, then that would take around two to four weeks. However, you might save time if you already know a good contractor. Even the architect can suggest someone within your budget too. 

Step 4: Getting Approvals

Be it a condo or a co-op that you have chosen; certain permissions need to be taken. Plus, an agreement has to be drawn keeping in mind work rules, insurance, schedules, and security deposits. Then the building needs to allow the process before it can begin, which should take a month or two. 

Step 5: Construction Process

The construction depends on the size of the house and the complexity of the design. I will recommend keeping three to six months in hand for this job.

Final Words

It does not end with the renovation work, as you may want some modifications in the final work. You will also need to clean the area and set it up with upholstery and furniture. So, keep seven days to six weeks for this job. 

All in all, the project could take around 8-12 months from the day you start thinking about it. The time may vary if you find an architect and contractor quickly. But I will recommend taking your time as you’d want the house to look good at the end.
