Phases Of An Addition

There are essentially two phases of building a property addition:

1. Design

In the design phase, the contractor gets to know your building plans and the things that you’re exactly looking for. Floor plans, agreements, and financial verification take place during this part. You can say that it’s the incubation period to get everything ready before construction.

2. Construction

This is the phase of action in which all your plans are implemented. The contractors generally start with foundation or demolition work. Framing, insulation, and electrical work are also carried out in this phase.

Here’s a breakdown of the whole addition procedure along with the time taken at each step:

1. Planning And Pricing (1 month)

As a rule of thumb, every project starts with discussing the homeowner’s demands and wishlist. The possibilities of renovation and home addition, along with the actual work required, are decided during this time. 

Here’s when site consultation and ballpark pricing are also finalized. Therefore, the process takes about three to four weeks. 

2. Designing (2 months)

Designing is the most creative and exciting step that’s carried out in the second and third months of the addition. Design-builders investigate the house and take appropriate measurements. They also make the initial floor plans and help finalize the work scope. 

Moreover, the design is decided upon, and the contract is delivered in this period. 

3. Contract Signing (2 months)

The project can only go on the field once the drawings and scope of work are approved. In this phase, the construction plans are completed and submitted for the review and building permits. Although it usually takes two months, plan revisions and material selection may delay the project. 

4. Construction (3+ months)

Construction includes demolition, foundation installation, mechanical work prep, insulation, roofing, and a lot of other things. Therefore, it is the longest step in the home addition process and can take three to four and a half months.
